  • This is one I use with a vengeance on expireds, and it usually never fails to convince a lead to a meeting if I'm right on the cusp of converting. I think it works so well because it actually makes sense, which I feel is a prerequisite to all scripts that convert well.

    "All I'm asking for is about 30 minutes of your time - you gave your last agent 6 months! If at the end of our conversation, it doesn't make sense for us to go into business together, then we don't. It's as simple as that. Worst case scenario is you'll be more informed about the options you have in regards to the sale of your home. What do you have to lose?"

  • Here's a couple of scripts I'd use if I found out a site visitor was already using a Realtor:

    ""It would be wrong for me to advise you on your search while you're already working with an agent, but I'm flattered that you'd like to continue using our site! Please do, and if you meet anyone looking to buy or sell a home that doesn't have an agent, please have them come to our site and call us first!"

    -or-

    "Hi [name],
    If our search is that useful to you couldn't you imagine how awesome using one of our Realtors would be?

    Most of the time the person using our tools eventually uses us to buy a home. Until that time, we really can't help at all besides wishing you, "Good luck!". We're ready when you are. ;)"
